In brief
ESFM and Tata Steel develop a new multi-year IFM contract in co-production
The Case
Tata Steel Netherlands, one of Europe’s largest steel manufacturers, is undergoing a transition in the areas of sustainability, employment practices and efficiency. WeBridge FM facilitated the development of the contract between Tata Steel’s FM department and ESFM, its integrated (soft) Facility Management supplier, to better align on strategic themes.
Our role and the results
With our service Retain FM, we guided both organizations from an independent role for several months. During this project, interactive workshops at strategical, tactical and operational levels resulted in improved sustainability measures, optimization of services, updated KPI’s and financial agreements.

Breeam-in-use certification and embedding Breeam requirements in daily operations for Westfield’s Swedish portfolio.
The Case
Unibail-Rodamco-Westfield (URW) owns and operates large shopping centres in Europe. URW’s ambitions on sustainability are very high. By certifying all assets in the portfolio at Breeam-in-use level “very good”, URW would like to make this measurable and allow for internal benchmarking on sustainability performance.
Our role and the results
WeBridge Fm has supported URW Nordics in successfully achieving the Breeam-in-use certifications for its Swedish portfolio, consisting of Westfield mall of Scandinavia, Westfield Täby Centrum and Nacka Forum. We have supported the local technical teams in collecting evidence, requesting studies and reports, and ensuring the Breeam requirements are implemented in daily operations.

WeBridge FM supported the local technical team with evidence collection, studies and the integration of Breeam requirements into daily operations. We offered insight and a plan for further improvement towards “double outstanding

New office building that matches the goals and needs of Humanitas
The Case
Humanitas is a national volunteer organization that helps people to overcome problems in life. The current office location didn’t fit the needs of Humanitas and was not supportive to enable employees achieving their goals.
Our role and the results
WeBridge FM has supported (as volunteers) the Humanitas Almere department in the search for a new office building that fits with the goals of the organization and the needs of the employees and volunteers. To this end, we interviewed the board and management, conducted a large-scale survey among volunteers, after which we used the input to organize several in-depth workshops with employees.

With this output, the requirements and needs were defined and we wrote the statement of specifications that helped Humanitas to find a new office building.
